Prestige Property Management is committed to ensuring the care of the properties we manage and the people we serve–tenants and clients. As part of our service, we conduct several property surveys to make sure that all the properties are well-maintained and comfortable to live in. The main times that you can expect to schedule a survey is at move in, lease renewal or move out. Here is what you can expect at a survey.
MOVE IN
We perform a move in survey in the first week of your tenancy. At this time our agent will come and survey the property, taking lots of pictures to document the condition of the property. This should be welcome news to the tenant because these photos are what we use and compare to the photos we take when you move out to make sure that you do not get charged for any wear, tear, or damage from a previous tenant.
It is best if you are present for a move in survey so that you can tell the agent about any service or maintenance items that need to be addressed. We try to be very thorough in our move out surveys, but there are some things that are discovered through daily living. Please tell the agent about any concerns or questions so that we can take care of them for you.
Our agent is not concerned with your housekeeping or speed of move-in. The purpose of this survey is just to get to know you, answer any questions you have, take care of any maintenance items that you’ve noticed, and document the condition of the property when you took possession.
Schedule your move-in survey within 7 days of your move in date.
LEASE RENEWAL
We hope you love where you live and will want to stay. If you choose to renew your lease, we will schedule a survey. Our agent will come and take lots of pictures (again). If there is any maintenance issues that have come up and need to be addressed, please let him or her know.
Our goal with this survey is to gain information for the owner about the condition of the property and whether it is being cared for and maintained properly by the current tenant. At this time we will be able to see if maintenance has been neglected or issued gone unreported and leading to damage. Or, we can see if the tenants take pride in their home and care for it as if they were the owner. Again, this survey is not an evaluation of your housekeeping. This is a survey to gain information that we can give to the property owner regarding the condition of the property.
Please note that your rental amount may change at renewal. Your rent is not determined by the survey, but by the current market value of the property.
MOVE OUT
When you move out, after all of your things have been removed, our agent will come to the property. There are a few important things to note about this survey:
- You do not need to be present for the move out survey. However, if you would like to be present for the survey, be aware that it takes about 2 hours to complete a survey and the agent will not speak with you until he or she has finished taking all the pictures required. It is best to come for the last fifteen minutes of the survey if you have any questions or comments for the agent.
- You should have ALL of your things moved out by the time of the scheduled survey. Any items remaining will be documented and you will be charged for the removal of those items.
- All cleaning and maintenance, such as changing light bulbs and smoke detector batteries, should be completed BEFORE the start of the survey. You will not have another chance to make any final adjustments or modifications. Please read your lease prior to move out so that you know what you agreed to take care of when you move out.
At this survey, our agent will take lots of pictures to document the condition of the property when you left. These pictures will be used to determine a claim on your security deposit. The pictures are also used to determine any maintenance that needs to be completed to prepare the property for the next tenant. Our agents take care to observe and document the condition of the premises. The survey does not assign any fault or causality. That means when you are asked to sign the report, you are not agreeing to anything and there is no reason to be harsh or hostile with the agent. Signing the report only means that you were able to review the survey report in person.
For all surveys, you will be emailed a link to the survey report for your records. If you were unable to be at the survey and review the report in person, you will be asked to reply to the email to confirm receipt. You can also reply with any additional comments or questions.
You are important to us. We want to make sure that you are comfortable where you live. The owners we serve are important to us. We have to look out for the properties we manage and make sure they are in good condition and that the rent is current with the market value. Our future is important to us. We have to make sure that you are treated fairly and the property is ready for the next tenant.
